Planning Applications
​
I spend most of my time preparing, submitting and managing planning applications on behalf of clients. I prepare planning statements to accompany all applications, presenting cases in the best possible way to maximise clients’ chances of securing planning approval.

I specialise in small residential developments, Green Belt development, building conversions, and smaller commercial schemes and changes of use. If necessary I can engage other specialists on your behalf to provide expertise on matters such as land contamination, ecology, flood risk, heritage/conservation issues, structural and highways matters, and landscaping/trees.
After submitting your application I will manage the project by monitoring progress, liaising with all parties involved, and keeping you updated from the start of the process until the decision is made. Whilst the planning system has become very complex, I can assist in explaining and simplifying the process.
I can also help following the decision. Your planning approval may have conditions attached which require a formal condition discharge application to the local planning authority. Or you may decide you want to make changes to the approved scheme. I can deal with these matters on your behalf.

Appeals
​
Having your planning application refused can be disappointing and frustrating, especially when you have invested time and money into your project. But, depending on the reasons given by the local planning authority, a refusal may not be the end of the road for a development.
If you have received a refusal and are wondering what to do next, please contact me for advice. I will review the reasons for refusal, together with the original application, and research similar cases before advising you whether an appeal to the Planning Inspectorate may be worth pursuing. You can also appeal against the imposition of planning conditions in certain circumstances.

There are time limits on appeals so it’s advisable to act as soon as possible after the decision is made.

Site Appraisals
​
If you have a proposed development in mind for a plot of land or a building, but are not sure if your ideas are feasible in planning terms it may be a good idea to engage a planning consultant to carry a preliminary appraisal to gain a clearer understanding of the development potential and constraints that may apply.
A comprehensive assessment will identify site-specific issues, provide an informed opinion on the likelihood of securing permission, and advise you of the best strategy.

Objections
​
Has someone applied for planning permission for a development that affects you?
Many neighbour representations made to planners cannot be taken into account as the issues raised are not planning related. I can advise how best to object to a development and put forward planning related arguments in writing to the local planning authority to oppose development proposals.
